Virtual inspections are convenient, but they don’t always show the full picture. If you’re relying on photos, videos, or live-streamed walkthroughs, you’ll need to be extra sharp to avoid being caught out by hidden issues. Here’s how to spot the warning signs.
1. Limited Angles or Short Videos
If you’re only shown one corner of the room, ask yourself what’s being left out. Look for complete views of walls, ceilings, and floors.
2. Poor Lighting
Dark or grainy footage could be hiding stains, mould, or damage. If the light’s off, insist on a re-shot in natural light.
3. Avoidance of Key Areas
Kitchens, bathrooms, and laundries are high-risk for wear and tear. If these aren’t covered, request specific footage.
4. Sound & Smell Clues
While smells don’t translate, background sounds can reveal traffic, noisy neighbours, or pets nearby. Ask your inspector directly.
5. General Presentation
Untidy, poorly staged, or rushed videos may suggest an inattentive agent or landlord—and possible hidden issues.
